Mold Remediation in North Jersey

Mold needs moisture. Remove the mold without removing the moisture and it returns. In North Jersey houses it shows up most often on the underside of attic roof sheathing, where a bathroom fan vents into the attic or the eaves are blocked, and on the rim joist and framing of damp basements and crawl spaces. A cold roof deck over warm, humid air is enough to start it.

We fix the moisture source first: the fan duct, the blocked vent, the air leak, the roof leak or the humidity in the space below. Then we remove or clean what is affected, dry the area and confirm it before anything is closed up. The EPA recommends professional remediation when mold covers more than 10 square feet.

What's included

  • Assessment of the affected area: where the mold is, how much there is and what is feeding it.
  • Moisture source repair: bathroom fan venting, attic ventilation, air sealing, roof leak repair or crawl space drying, scoped in the same estimate.
  • Containment of the work area and HEPA vacuuming, so the rest of the house stays clean.
  • Removal or cleaning of affected framing, sheathing and insulation, depending on what the material is and how far the mold has gone.
  • Drying of the area and a check that it is dry before it is closed up.
  • Replacement insulation where it is needed, so the area performs after the work.
  • Cleanup and disposal of removed materials.

What it costs in North Jersey

Typical range

$1,500 to $6,000 per job, typical attic or basement

Mold remediation in a typical attic or basement typically runs $1,500 to $6,000 per job. When the affected area is over 100 square feet, the typical range is $6,000 to $12,000 or more.

Those ranges are for the mold removal itself. The moisture source repair is scoped in the same estimate as its own line, so you can see what each part costs. We do not price mold work without fixing why it grew.

What moves the price

  • Size of the affected area, which is the biggest driver.
  • Material: mold on framing is cleaned, mold on insulation or drywall means removal and replacement.
  • Access: finished ceilings, tight attics and low crawl spaces slow the work.
  • Source of the moisture and how involved the repair is.

How the work goes

  1. 1

Assessment. We find the extent of the mold and its source. You get a written scope with ranges.

  2. 2

Fix the source. The moisture problem is repaired first, whether that is venting, an air leak, a roof leak or humidity.

  3. 3

Contain and remove. We contain the area, remove or clean affected material and vacuum with HEPA filtration.

  4. 4

Dry and confirm. We dry the space and check it is dry before anything is covered.

  5. 5

Close up. We restore insulation and finishes that were removed. Most jobs take one to two days, and larger ones take longer. Removing moldy drywall sometimes needs a permit, so we confirm with the local construction office.

When to choose mold remediation vs insulation

If you can see or smell mold, remediation comes first. Insulation placed over mold and moisture traps both and gets damaged. It does not fix the problem.

If there is no mold and the area is dry, insulation or air sealing is usually the right next step. In a damp crawl space, the two are one project: we handle the mold, the moisture and the insulation together.

Frequently Asked Questions

How much does mold remediation cost in New Jersey?

A typical attic or basement job typically runs $1,500 to $6,000. Areas over 100 square feet typically run $6,000 to $12,000 or more. The estimate includes fixing the moisture source.

How long does it take?

Most jobs take one to two days, and larger jobs take longer. The written scope gives the schedule for your house.

Are there incentives for mold work?

New Jersey's Whole Home program offers incentives through your utility for insulation and air sealing projects. Eligibility and amounts are set by the utility, and mold removal is not an insulation or air sealing measure, so ask the utility how it treats a project that includes it. Can I clean mold myself?

The EPA recommends professional remediation above 10 square feet. Small patches on hard surfaces can often be cleaned by a homeowner. If it keeps coming back, the moisture source is still there, and that is the part to fix.
